Existing conditions

Existing conditions are the physical features and circumstances present at a site or structure before planned work. They may be documented through surveys, records, observation, testing, or other investigation. The information can have limits, including inaccessible areas or outdated drawings. Project teams state assumptions and identify where additional verification is needed.

Why it matters for owners

Uncertain conditions affect fee, schedule, risk allocation, and change management. Proposals should distinguish known information from assumptions.
